We hear this quite often when a business contacts us for a cleaning proposal. Along with complaints about dirty restrooms or messy break areas, worn-out floors are one of the biggest frustrations for building managers.

That reaction is understandable. Think about the places you visit during the week—medical offices, grocery stores, retail shops, or restaurants. When you walk in, you may not always notice perfectly maintained floors, but you almost always notice when floors look dull, scratched, or dirty. The condition of the floor sends a message about how well the facility is maintained.

What Is VCT Flooring?

VCT stands for vinyl composite tile. These tiles are produced from polyvinyl chloride (PVC) chips that are pressed together into solid sheets using heat and pressure. Even though VCT often feels smooth because of the wax coating applied to the surface, the material itself is actually porous.

Because the surface is porous, dirt and small particles can settle into the tile over time. Without proper protection, this buildup can cause the floor to look dull and worn. That’s why maintaining a strong wax coating is so important—it protects the tile and helps keep the floor looking polished.

Tips for Maintaining VCT Floors

  1. Install Walk-off Mats

One of the easiest ways to protect your floors is by placing walk-off mats at entrances. These mats help remove dirt, sand, and moisture from people’s shoes before they step onto the floor. Without mats, those particles act like sandpaper and slowly scratch the surface of the wax.

This is especially important in industrial or warehouse settings where employees move between different work areas. Mats won’t capture every piece of dirt, but they can significantly reduce the amount that reaches your floors. Many businesses use a mat service that regularly replaces and cleans mats, and your cleaning team should vacuum them daily.

  1. Dust Mop Daily and Damp Mop Regularly

Regular removal of dirt is one of the best ways to keep VCT floors looking good. Dust mopping with a microfiber mop should be done every day. Microfiber materials are very effective at picking up fine dust and debris that can dull the surface of the floor.

After dust mopping, a damp mop with a mild floor cleaner can remove any remaining residue. In high-traffic areas, damp mopping may need to happen daily. Areas with lighter traffic may only need damp mopping a few times per week.

Over time, foot traffic, carts, and chairs can create small scratches and pits in the floor finish. When this happens, the floor starts to lose its shine.

Buffing helps correct this problem by smoothing out the surface of the wax coating. Floor buffers use spinning pads and heat to reduce minor scratches and restore reflectivity. When the surface becomes smoother, it reflects more light and the floor looks shinier again.

  1. Schedule a Yearly Floor Restoration

Even with regular cleaning and buffing, the wax coating on VCT floors will eventually wear down. When that happens, the floor needs to be stripped and recoated.

This process removes the old wax and applies several fresh layers of floor finish. For most businesses with moderate to heavy foot traffic, this should be done about once per year. Newer floor finishes are more durable than older products, but periodic restoration is still necessary to maintain the best appearance.
